How Much Does Roof Replacement Cost?

Every roof replacement project is unique. The cost depends on several factors including the size of your roof, the materials you choose, and the condition of your existing roof. At Primetime Exteriors, we provide transparent, detailed estimates so you know exactly what you're paying for — no hidden fees, no surprises.

Below are the main factors that influence the cost of a roof replacement in Illinois and Missouri. For an accurate estimate specific to your home, use our instant estimate tool or schedule a free inspection.

Cost Factors

What Affects Your Roof Replacement Cost

Roof Size

The total square footage of your roof is the biggest factor in determining cost. Larger roofs require more materials and labor. Most residential roofs range from 1,000 to 3,500 square feet.

Roofing is measured in "squares" — one square equals 100 square feet. A typical 2,000 sq ft home might have a roof area of 2,200-2,800 sq ft depending on pitch and overhangs.

Roof Pitch (Steepness)

Steeper roofs require more safety equipment, take longer to install, and use more materials. A low-slope roof is less expensive to work on than a steep 12/12 pitch roof.

Pitch is expressed as a ratio (e.g., 6/12 means the roof rises 6 inches for every 12 inches of horizontal run). Pitches above 8/12 typically add to the project cost.

Material Selection

The type of roofing material you choose significantly impacts the total cost. Standard 3-tab shingles are the most affordable, while specialty materials like metal or DaVinci composite cost more but last much longer.

Architectural shingles are the most popular choice, offering a balance of appearance, durability, and cost. Metal and composite options cost more upfront but can last 50+ years.

Current Roof Condition

If your existing roof has multiple layers, extensive damage, or requires significant preparation work, the cost will be higher. A single-layer tear-off is simpler than removing two or three layers.

During inspection, we assess the condition of your existing roof, including the number of layers, visible damage, and any signs of moisture or structural issues.

Decking Repairs

Once the old shingles are removed, we inspect the roof decking (plywood beneath the shingles). If sections are rotted, soft, or damaged, they must be replaced before new roofing can be installed.

Decking repair is one of the most common additional costs during a roof replacement. We always inspect and report decking condition before proceeding with installation.
